( 1 ) SELECTING A PLOT OF LANDOur website presents verified locations, but we can also find a plot especially for you - according to an individual request. You will tell us about your preferences, purchase goals and budget, and our team will select the most suitable land plot for these criteria.
( 2 ) OPENING A COMPANYThere are 2 forms of property acquisition in Indonesia:
- Acquisition of land under a FREEHOLD agreement, which gives an indefinite right to use the land. For non-residents of Indonesia, this purchase option is only possible for a legal entity, so the purchase will require the preliminary establishment of a local company.
- Medium-term land lease (usually 25-30 years) under a LEASEHOLD agreement for non-residents of Indonesia is possible for both legal entities and individuals, so establishing a local company in this case is not required.
( 3 ) CONCLUSION OF THE CONTRACTConclusion of a preliminary purchase and sale or lease agreement (depending on the chosen form of land acquisition) with a notary with advance payment in any convenient way.
( 4 ) CHANGE OF LAND STATUSWe change the designation of the status of the land plot you are purchasing (to enable the construction of residential or commercial real estate).
( 5 ) PAYMENT OF TAXESAt this stage, the full payment of the remaining amount under the previously concluded purchase and sale/lease agreement takes place + payment of taxes by the seller and the buyer.
( 6 ) OBTAINING A CERTIFICATEIn case of purchasing land under a FREEHOLD agreement, after paying taxes you receive a certificate confirming the right to use the land plot. The owner of the land in the certificate will be your previously established legal entity.
In case of a medium-term land lease LEASEHOLD, you receive a registered lease agreement.
Congratulations!
